Merlin – Surging Ahead

The past fiscal has been tough for the real estate sector in India. Many developers are shying away from venturing into new projects and rather looking to clear their existing inventory. The Merlin Group, however, is an exception. Riding high on innovative and dynamic leadership, the group has tided over the crisis and is looking to surge ahead – with numerous upcoming projects in the anvil.

 

According to Saket Mohta, Managing Director, Merlin Group, “The Merlin Group is coming up with a host of residential projects across Kolkata measuring upto 1 crore square feet by 2021. The group would transform approximately 60 lakh square feet area in five different locations into comfort homes for people looking for gated community experience within their budget. The projects with well-ventilated open areas under the sun would offer high-rise apartments in affordable and upper MIG segments in and around Rajarhat and New Town.”

 

These projects will be available in the affordable as well as the upper MIG segments with prices ranging between 32 lakh to 50 lakh for the affordable offerings and between 50 lakh to 1crore for the upper MIG offerings. These properties will be focused on customer needs, be energy efficient, focus on natural ventilation and will be loaded with latest amenities. The projects will have large open spaces and be well-connected. The conglomerate is also planning to come up with residential projects measuring up to 15 lakh square feet in two different locations in north and central Kolkata. The locations of these projects will be the centre of attraction for the prospective buyers. The projects would connect the prospective residents to prominent localities of the city like Salt Lake, Park Circus, Gariahat and Sealdah easily. These properties will be priced between `60 lakh to `1 crore. The main highlights of these projects will be their location, their larger-than-life proposition and international standard of living based on prices that will be equitable with the product offerings.

 

Mohta added, “We also have a couple of projects coming up in the southern bypass and surrounding areas in the city with areas measuring upto 10 lakh square feet. The projects are for the affordable segment but it caters to all and sundry with prices ranging from `15 lakh to `50 lakh. Proximity to the heart of the city is the mainstay. One of the USPs would be the architectural superiority of these projects.”  

 

Moving on to the premium segment, Mohta added, “Two skyscrapers would draw attention of the people in the next few years as the Merlin Group is planning to build superlative buildings dotted with amenities and features providing unmatched living experience akin to international standard high rises. Ample open area and proximity to the hotspots in the city would draw High Networth Individuals (HNIs). Both the projects would be priced between `1.5 crore to `10 crore and will be located in central and southern Kolkata. For all our projects, we focus on the right combination of location, pricing and the area of the apartment.”

 

Merlin coming up with a sports city

 

The Merlin Group is coming up with a sports city in Bishnupur in Rajarhat. The main aim of this project is to provide the user group with necessary facilities and luxurious amenities – the highlight of which will be to provide premium sports infrastructure. The goal of the project will be to give training and exposure to sporting talents by using international techniques and state-of-the-art equipment. The location of the project – in close proximity to Salt Lake city and New Town will be an added benefit.
